Facebook Dynamic Ads Feed
Ads that restock themselves from the MLS
Point Facebook at a market area's feed URL and your listing ads populate from live inventory, updating on their own as properties come and go, with clicks landing on your IDX site.
What it does
Generates a Facebook-compatible dynamic ads product feed from a Market Area's underlying MLS filter, so a broker can run retargeting and prospecting ads on Facebook/Instagram whose creative auto-populates from live listings. As inventory changes in the MLS, the ads update on their own, so nobody has to upload anything by hand and the creative never goes stale.
Key capabilities
- Per-market-area feed URL
- Facebook catalog spec compliance (required fields + recommended fields)
- Live data: the feed regenerates against current MLS results on each poll
- Listing imagery URL points to MLS-hosted media
- Click-through URLs route to the agent's IDX site
Good to know
- Requires a Market Area (SavedLink) set up first. The feed is per-market-area, not per-account
- Facebook may flag real-estate ads under special-ad-category rules; that's a Facebook policy issue, not a feed issue
Why teams choose this
-
One market area, two acquisition channels (subscribers + Facebook ads) off the same underlying object
-
Live inventory in the ad creative, so listing turnover does not depend on a graphic designer
-
Real-estate brokers don't have an obvious Facebook-feed solution; this is a clean differentiator
